I have a coworking space (9 band practice rooms) which I need to protect with a system which will allow rooms to be armed and disarmed individually. Also, there is a common area which needs to "follow" the partitions, ie. if one of the rooms is in use, (disarmed) the lobby cannot be armed.

Rooms are rented monthly to annually, and contain music gear even when bands are not present.
Each room may have from 1 to 10 members needing a unique code.

I'd prefer a system which uses a smart phone app for control but would certainly consider keypads if that's the only option.

DSC PC1864 /Maxsys4020 and the Honeywell VISTA-128FBP each support 8 partitions.  Not sure you'll find anything larger out there.  Might need to install multiple panels tied together with PGM's and relays to control arming/disarming between partitions capability.
